Ridge and valley geography
East Tennessee's landscape runs in long parallel ridges and valleys, so a single tract often contains flat valley bottom, a steep transition, and unusable ridge top. Buyers pay for the usable portion. A hundred acres with eight buildable acres is priced very differently from a hundred acres with sixty.
Karst geology adds sinkholes and caves to the picture in parts of Knox and Blount counties, which affects both building and septic approval. We factor all of it in rather than treating the tract as one uniform number.
Greenbelt, rollback, and timber
Tennessee's greenbelt program reduces assessments for qualifying agricultural, forest, and open space land. Rollback taxes recapture up to three years of that benefit when qualifying use ends. If your tract is enrolled, that matters to the deal and we identify it before making an offer.
Standing timber can be a meaningful part of value on wooded tracts. If the tract carries mature hardwood, we account for it. If it was cut over five years ago, that shows in the price and we will explain why.
