Recent comparable parcel sales in the same county and along the same road corridor — not a state average. On farmland we look at greenbelt status and possible rollback taxes, and on hunting tracts we look at cover, water, and neighboring use.

Then we subtract carrying costs and our margin and give you the number in writing, itemized.
