Stop Paying Property Taxes on Land You Don't Use
Every year you write a check for a parcel you have not visited, cannot build on, and will never use. It produces nothing. It appreciates slowly if at all. And it will keep costing you money for as long as you own it.
We buy unused land across Knox County and East Tennessee so that bill stops. Back taxes are fine — they are paid from proceeds at closing and you bring nothing to the table.
Run the real number
Tennessee assesses residential and farm property at twenty-five percent of appraised value. A parcel appraised at sixty thousand dollars carries a fifteen thousand dollar assessment. At the Knox County rate that is roughly two hundred and thirty dollars per year; in Anderson County, where the rate is considerably higher and cities add their own, the same parcel can cost well over four hundred.
Twenty years of that is thousands of dollars spent on ownership alone — before mowing, before liability insurance, before the survey you paid for in 2011. Our land holding cost calculator on this site will total it for your county and your years held.
What happens if you simply stop paying
Some owners quietly decide to let it go. Understand what that means in Tennessee: unpaid taxes become delinquent on March 1, accrue interest and penalty monthly, and after roughly a year the county files suit in Chancery Court. Court costs and delinquent tax attorney fees are added to the balance.
The parcel is then sold at a delinquent tax sale. A redemption period follows — commonly one year, varying with how long the taxes were delinquent — during which the former owner can redeem by paying everything owed plus interest. Walking away costs you the land and leaves a public record behind. Selling gets you paid instead.
The hidden costs beyond taxes
Mowing to satisfy county nuisance rules on an accessible lot. Liability if someone rides an ATV onto the property and gets hurt, or if a dead tree falls onto a neighbor's building. Dumping, which becomes your problem to clean up. HOA or property owner association dues on subdivision lots in places like Tellico Village and the Norris Lake developments.
None of these produce income. All of them recur.
'It will be worth more later' — sometimes
In Hardin Valley, near the I-40 exit 407 corridor in Kodak, or along Northshore Drive, holding land has genuinely paid off. Growth reached those areas and value followed.
On a steep interior lot in a 1970s Sevier County cabin subdivision with no utilities and unmaintained gravel access, twenty more years of taxes will not change the fundamentals. We will tell you honestly which category we think your parcel falls into, even when the honest answer is that you should hold it.
Or turn the bill into income
Our monthly payment option flips the equation entirely. Instead of paying every year, you receive a fixed payment every month over the term, with interest, and we take over the taxes, mowing, and liability from the day we close.
For land that has been a pure expense, that is a straightforward change from money out to money in.
What to have ready
- Paying annual taxes on land you never visit
- Several years of delinquent taxes already accrued
- HOA or POA dues on an unbuilt lot
- Mowing or maintenance costs each season
- Dumping or trespassing on the property
- Suit filed or tax sale scheduled
- You are not sure exactly where the parcel is
Do not have all of it? Call anyway. We pull most of this from county records ourselves.
Nobody else in Knoxville offers this
We also buy on monthly payments
Some land sellers don't want one large check. An installment sale — seller financing — lets you receive payments over months or years instead, with interest, so the gain may be recognized as payments arrive rather than all at once.
Predictable monthly income
A fixed deposit on the same day every month for the length of the term you choose.
Spread the tax year
Taking the full price in one year can push the entire gain into that year. Payments may let gain be recognized as they arrive.
No more bills
No property tax, no mowing, no maintenance. We take those over the day we close.
Secured by the property
The note is secured by a recorded deed of trust against the land itself.
