You bought the lot with a plan. Retirement, a cabin, a house for the kids. Then life changed, construction costs doubled, and the plan quietly expired — but the lot is still yours and it still costs money every year.

HOA dues are the quiet killer

Subdivision lots carry property owner association assessments whether or not anything is built. Tellico Village lots in Loudon County, Norris Lake area developments in Anderson and Union counties, and Sevier County cabin subdivisions all charge annual dues on unbuilt lots.

Dues plus taxes on a lot worth fifteen thousand dollars can easily exceed a thousand dollars a year. Unpaid dues become an HOA lien on the property, and they must be paid before clear title can transfer.

What the lot is really worth now

Many owners are anchored to what they paid, especially if they bought during a market peak. The current market does not care what you paid. What it cares about is whether the lot is genuinely buildable at a reasonable cost, whether utilities are at the lot line, and whether anyone is actually building in that subdivision right now.

In a development where half the lots have never sold and no house has gone up in five years, that is the market's verdict. We will show you the comparable sales rather than just asserting a number.

Lake and mountain lots specifically

Off-water lots in lake subdivisions are the single hardest category to sell in this region. Buyers who want a lake lot want water frontage or at minimum deeded water access; an interior lot three streets back offers the dues without the reason for the dues.

Sevier County mountain lots have a similar problem: thousands were sold to out-of-state buyers as cabin sites, and a large share have slopes, access, and utility issues that make building uneconomical. Those owners have often been paying for twenty or thirty years.
