Selling by owner versus selling to a buyer
You can market it yourself on land listing sites and marketplaces, and some owners do fine. Expect to field a lot of tire-kickers, some low offers from people hoping you are desperate, and a few buyers who need seller financing.

Be cautious of anyone who wants you to sign an option or a wholesale assignment contract rather than a purchase agreement — that is not a sale, it is a right to market your land to someone else.
